Can I put a Home Office in my garden in the UK?

  • Within the UK there is no Yes or No answer to the question above. Whether you need planning permission or not depends on many factors including the size, specifications, type of building and on local regulations and planning laws. If you have any doubt? It is best to check with your local council to see what the specific requirements and regulations are in your area. If you live in a conservation area, AONB, National Park or a listed building checking the requirements is a must.

     Pre-fabricated structures that can be assembled on site, such as our insulated garden room range, are normally treated as “incidental” buildings and allowed if they fall under the relevant height restrictions. Which are 4 metres max. height for a ridge roof (with the eaves at 2.5 metres) or 3 metres height for a mono pitch (pent) roof. These buildings should also be more then 2 metres away from your boundary with your neighbour unless they are under 2.5 metres when there is no distance restriction to the boundary.

     With the above there is the nuance of the term “incidental” building. Different councils and planning departments have different views. Sheds and summerhouses are straight forward under the above but garden room offices can be more contentious. A true part time home office should be ok but a full company set up with employees would fail the above criteria.

     As would more permanent structures that require a foundation etc which require building permits. As these may need planning permission unless the building is under a certain size, or uses the Permitted Development right (which is a set of regulations that allow certain types of development, like garden buildings, to be carried out without the need for a planning application.) With these or if you are in any doubt contact you council, planning authority or consult with an architect or planning consultant to help you understand the regulations and requirements for building a home office in your garden.
